Buying and selling homes on Waiheke has blown up with excitement over the last 30 years. Back in the 1980s you could commonly purchase a section for under $10,000, with some as low as $1500, but now sections on Waiheke range from $250,000 to $5,000,000 depending on the size and location. Houses have had a huge increase in price over that time too. Low cost houses are now selling for $800,000, with prices as high as $10,000,000 for properties with vineyards or sea views.

Sections

On Waiheke there is a variety of sections. Farm section, lifestyle block, standard section, bush section and commercial land. We will provide more details on each section below.

Farm Section – Rural land used primarily for agriculture, horticulture, or pastoral purposes such as farming livestock, growing crops, or forestry. These are mostly grassed sections with barns and the correct zoning. Typically, they are large acreage properties located at the “Bottom End” of Waiheke. It is rare to see these sections for sale. A farm section can have a dwelling on it, or barns and other buildings, but they are primarily purchased for land and investment purposes.

Lifestyle Block – A semi-rural property, typically just under 4 hectares (10 acres). Offering a country feel with space for large gardens and fresh air, these sections are 3-8 times bigger than a standard Waiheke section. They have commonly been divided up from old farm sections with sea views or bigger subdivided lifestyle homes. The price of these sections is the same as a standard section with a residential home already built on it. On a lifestyle block you would normally build a mini mansion or a mansion.

Standard Section – A subdivided, surveyed plot of land intended for residential development. These are the most common sections on Waiheke. They have easy access to essential utility services such as electricity and internet, plus road access. The standard section is 700-2800sqm, usually with some hills and a few trees. Standard sections are prime land for building 2-4 bedroom homes on, depending on land size and council requirements.

Bush Section – A bush section is a plot of land characterised by dense, native vegetation (forest, shrubs, or ferns) rather than being cleared for lawns or agriculture. Bush sections are slowly becoming the most popular sections on Waiheke. Bush sections are hard to build on and frequently come with many restrictions on house location, size and type. In some cases it is nearly impossible to build on the section due to many landmark trees and consent difficulties. These sections occasionally have no driveway, so roadside parking is your only option in this case.

Homes

Waiheke has a variety of residential homes. Mansion, mini mansion, high-end home and entry-level home. This is just a general guide as you might find a mini mansion more attractive than a mansion, or prefer an entry-level home to a high-end home. The descriptions are based on CV (Capital Value) to keep it fair for all listings.

Mansion – A mansion is a large, luxurious home often designed by well-known architects with a CV over $5,000,000. Features usually include a pool, sea views, multi-car garage, cinema or gym, designer kitchen and a large section.

Mini Mansion – A mini mansion typically refers to a high-end home with a CV over $3,000,000. Often designed by well-known architects. Features can include a pool, great views, long driveway, multi-car garage, cinema or gym, designer kitchen and a large section. Not all of these features will come with the house. For example, it might have a pool and a multi-car garage but be located on a hilly section with limited views.

High-End Home – A home with a CV over $1,500,000. These homes will typically have 3+ bedrooms, double glazing, sea views, insulation, heat pump, decks and a concrete driveway. Maybe a small pool. They should only need limited maintenance and repairs when buying as the homes are commonly under 35 years old.

Entry-Level Home – Entry-level or “starter” homes are typically more affordable, smaller properties designed for first-time buyers. The CV is usually under $1,500,000. These homes are typically older than 35 years, so ongoing maintenance and repair costs will be much higher than they are for a high end home. They will commonly have single glazing and gravel driveways. Entry level homes are frequently sold requiring maintenance and have fewer amenities.

Commercial

Commercial buildings are not commonly purchased or sold on Waiheke. Usually located on Beatty Parade, Tahi Road and Belgium Street. Waiheke zoning splits commercial land up into blocks in each main suburb. Purchasing homes located on commercial land comes with a few additional advantages. You have more flexibility with the activities can do on that land and building, such as storing containers and making products, and may have less noise restrictions. Check with local council for more details on your particular section.
